Everything J49 does is designed to enhance residents’ experience of London living, by giving access to a broad range of services and support.

Green living

We will always aim to include some accessible outside ‘green’ areas in our accommodation. Residents can enjoy and contribute to these spaces. We are committed to keeping up-to-date with the best technologies for securing a lasting low-carbon footprint. Our buildings will have photovoltaic and solar panels, and we will strive for ways to ensure low utility bills whilst providing sustainable energy.

Community Context

All J49 developments will be managed with the support of partners, and existing organisations who are active in the local community.

This relational network will provide our residents with access to a wide variety of local support systems and opportunities to engage with the surrounding community.J49, alongside our community partners, will develop workshops for a variety of resident-based needs. These could include: work networking, business start-ups, health and wellbeing classes and job training. These workshops will take place in the community spaces built into our developments.

Creative Events

Some of our partners, such as The Deptford Ragged Trust (TDRT), have a long history of staging innovative and creative community events. J49 is working with TDRT on how to give residents of the new Deptford development the opportunity to enjoy and participate in a vibrant living context if they so desire; a benefit of our accommodation that we hope to roll out across all future developments.

Development Maintenance

A regular maintenance programme will be in place for each site and updated annually. All residents are required to keep apartments in a well-maintained condition in accordance with their tenancy agreements. We will work with residents through our Local Management Staff, in a responsive and relational manner, to keep building maintenance to a high standard.

Personal mentoring

J49 will provide a care and mentoring scheme for all residents in accordance with their required levels of support. This will be facilitated by our partner organisation Bench Outreach and other local service partners. Support equirements are considered and discussed as part of the application process for living in a J49 property.

Rent and service charges

J49 strives to keep rents low and service charges affordable and are constantly evaluating ways of doing this, while maintaining high standards of service for residents. We are subject to all the statutory regulations; rent and charges will be reviewed annually and we will keep residents updated well in advance of any changes.
